Our Asset Protection Guarantees
These guarantees exist to remove preventable risk from San Antonio rental ownership. Each one is tied to a defined standard, a clear scope, and real accountability.
Most property management guarantees focus on speed or volume. Ours focus on protection. These commitments are designed to align our incentives with yours and ensure that the financial consequences of preventable failures do not fall on the owner.
These guarantees are especially relevant for out-of-state owners, inherited properties, and former primary residences where distance, transitions, or prior management gaps increase exposure to preventable loss.
HVAC Preservation Guarantee
Preventable HVAC damage is not acceptable.
For Lease Clover verifies HVAC filter changes every 30 days on properties where FilterSync is active under a new lease or lease renewal that includes the preservation addendum.
If an HVAC failure is documented by a licensed technician as being caused, in whole or in part, by restricted airflow from a clogged filter, we will cover the cost of the repair and compensate the owner $500.00 for excess system wear.
This guarantee applies only when the FilterSync lease language is in force and verification is active. It exists because the system is designed to prevent the failure before damage occurs.
Tenant Performance Guarantee
Placement risk should sit with the manager, not the owner.
We stand behind our tenant screening standards. If a resident placed by For Lease Clover does not complete at least nine months of their lease, we will place a replacement resident at no cost to the owner.
This guarantee covers the leasing fee only. It reflects our commitment to screening for financial stability, residency history, and long-term fit rather than speed or volume.
Performance-Based Management Agreement
Management should be earned, not enforced.
For Lease Clover does not rely on long-term contracts to retain owners. If you determine that our service is not meeting your expectations, you may cancel management with written notice.
The agreement will conclude at the end of the notice month. We will continue collecting rent, paying vendors, and issuing owner distributions through the termination date, then transition management cleanly. This structure ensures accountability without "lock-in" and keeps the relationship aligned around performance.
